Landlord roof surveys near Wentworth

Landlord roof survey in Wentworth: what you get

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. If you are worried about mortar falling from ridges and verges and gutters overflowing onto walls, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Wentworth are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Common questions in Wentworth

Is Wentworth within the area you cover?

Yes, Wentworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Longcross station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What we are asked to look at in Wentworth

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.

Common reasons to book include:

  • Standing water on a flat roof
  • Cracked or leaning shared chimneys
  • Blocked gutters over flats
  • Gaps where tiles or slates have slipped

Take a building like Christ Church CofE Aided Infant School: large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • What exactly goes into their report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive
  • Is there a chance to talk the report through?

What a roof survey includes

How the survey changes by roof type

Flat roofs on blocks and rear additions

Flat roof outlets often clog, and standing water follows. We check them as part of the survey.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere like Wentworth needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make a note of anything you’d like us to look at
  • If it is not your property yet, arrange access through the agent

Booking a survey

Getting a price is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Related advice

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Do not wait for a leak to survey the roof
  • Make leak reporting easy for tenants
  • Check the roof space can be accessed
  • Book gutter clearing at least once a year

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • Confirming asbestos in older roof materials
  • Responsibility under a lease
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Landlord roof surveys around Wentworth

The wider area around Wentworth has a long history of building, with Botleys Mansion about 3.1 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park like Riverside Walk, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
