Roof survey in TW20: how it works
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at valley linings that have cracked or split and leaking gutter joints and downpipes, on lead flashings, the roof space and natural slate.
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
What you’ll pay
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Homes and roofs across TW20
In TW20, our roof surveys work takes in owners, landlords and managing agents, from Egham, Staines-upon-Thames and Egham Hythe to the quieter places in between. Each report sets out what was seen, with photos and recommendations.
Our area covers London and South East England, including TW20. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Egham: Anyone responsible for a site like Manorcroft Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Egham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.
Why act early?
Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or miss the fault that matters. We tell you what’s really needed.
Questions to ask before you book
- How much experience they have with roofs like yours
- Whether the inside of the roof is included
- Will the report include photos?
- Whether the price includes VAT
Signs you need a roof survey
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Most people get in touch after spotting one of these:
- Gaps in the roof where coverings have gone
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
- Torn or sagging underlay
Useful tips for TW20 property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Find records of any re-roofing or repairs
- Tell us about any leaks or stains you’ve seen
- Look for debris in the garden after high winds
- Don’t climb onto the roof yourself
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Questions from TW20
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
What do you check on a roof survey?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. The report includes photos and recommendations.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Will you climb onto the roof?
Only when it’s safe. We also use views from the ground, windows and the roof space.
