Roof surveys across SL4: what to expect
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey flat roofs, clay and concrete tiles and natural slate, and people most often book us about ponding, splits or blisters on flat roofs and water stains on rafters and ceiling joists.
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.
Prices in SL4
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Near you in Windsor
Around Windsor, our work takes us to homes and buildings near Windsor Girls' School, Windsor Girls' School and All Saints Church and the streets around them. Also close by are The Prince Albert pub (0.5 miles south), St Edward's Catholic First School (within half a mile north) and Sutherland Grange (0.9 miles north-west). The closest station to Windsor is Windsor & Eton Central station, roughly 1 mile north-east. A little further out are Berkshire Yeomanry Museum (1 mile south-east) and Windsor Castle (1.3 miles east). Open spaces near Windsor include Bray Pit and Taplow Lake.
Roof surveys across SL4: local notes
Across SL4, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In SL4, as elsewhere, exposed details are where damage shows first.
Windsor: Take a building like St Edward's Catholic First School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Windsor & Eton Central station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Tips from our surveys
Here are a few things we’d tell any owner:
- Have details of recent roof work to hand
- Include dormers, porches and garages as you book
- Leave roof access to professionals
- Let us know about past leaks
File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.
Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Different roofs, different checks
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Landlords, agents and block managers in SL4
Letting agents and landlords in SL4 book surveys as well as householders. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.
Any of our surveys can be booked by landlords, agents and building managers in SL4. For a price for a let property or a block, ring 07833 053749 or use the contact form.
Why roofs fail
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
Things that often lead to a survey include:
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
- Slates or tiles that have slipped or broken
- Standing water on a flat roof
What a survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings or boarding
SL4 questions
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
How long does a roof survey take?
It usually takes between one and two hours for most houses, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
