Roof survey in The Village

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at gaps in the roof where coverings have gone and valley linings that have cracked or split, across the roof space, flat roofs and clay and concrete tiles.

In a village or hamlet like The Village, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Your questions about roof surveys in The Village

Will you come out to The Village?

Yes. The Village is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Windsor & Eton Central station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Roofs, chimneys and gutters in The Village

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. St Leonard's Hill, about 1.7 miles north, is one of the historic houses in the wider area around The Village. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces like Windsor Great Park can get more leaves in their gutters in autumn. For landlords with property near Windsor & Eton Central station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like The Village, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Common roof problems in The Village

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak.

People typically book a survey after spotting one of these:

  • Torn or sagging underlay
  • Worn or blocked valleys
  • Leaking gutter joints and downpipes
  • Crumbling chimney pointing or cracked flaunching

Take a building like Windsor Girls' School: large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • What exactly goes into their report
  • Will they check the loft as well as the outside?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see

Useful tips for The Village property owners

Nothing here needs a ladder. Our suggestions:

  • Have details of recent roof work to hand
  • Ask about a flat roof on an extension or garage too
  • File the report with your home documents
  • Tell us about any leaks or stains you’ve seen

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Landlord and commercial surveys in The Village

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What affects the cost of roof surveys

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
