Leave it or get it looked at?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. Around Cookham, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • 98% of customers satisfied

Roof survey in Cookham

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey ridges, hips and valleys, lead flashings and the roof space, and the problems we are asked to look at most are ponding, splits or blisters on flat roofs and worn lead at chimneys and abutments.

Houses in smaller places like Cookham can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Parking around Cookham is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Leave roof access to professionals
  • Let us know about past leaks
  • File the report with your home documents
  • Take photos of any leaks as they happen

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

How we price roof surveys

  • The use of thermal imaging or a drone

What a roof survey looks like in Cookham

Cliveden, about 1.7 miles east, is one of the historic houses in the wider area around Cookham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Cookham Rise Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Cookham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Common questions in Cookham

Is Cookham within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Cookham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you look at a roof that is joined to next door?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or drop us an email.

What does a roof survey cost?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.
