What a flat roof survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • Whether the deck or joists are strong enough

If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. What our survey covers.

What this survey covers

Flat roof survey in Cookham

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about blisters and bubbles in the covering and standing water left after rain, we can find out what’s behind it.

Flat roofs in smaller places like Cookham can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

How it works

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Cookham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Unlock side gates and any roof access doors
  • Find any records of previous roof work
  • For flats, check roof access has been agreed

Cookham: your questions answered

Does a conservation area affect roof work in Cookham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Cookham in the area you cover?

Yes. We work right across London and South East England, and Cookham is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

How long does the survey take?

Time on site depends on the roof; most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Surveys for landlords and agents in Cookham

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What affects the price in Cookham

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

A little information up front helps. It helps to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How the survey changes by roof type

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Never stand on rooflights or fragile sheeting
  • Check from a window for ponding after heavy rain
  • Keep outlets clear of leaves and moss
  • Plan a survey before the covering reaches the end of its usual life

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Flat and commercial roofs around Cookham

Cliveden, about 1.7 miles east, is one of the historic houses in the wider area around Cookham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Church of St John the Baptist: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Cookham Rise Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Cookham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
