Storm damage roof reports in Cookham

Do you need a storm damage roof report in Cookham?

Branches and trees frequently come down on roofs during storms. The report shows what was hit and the damage caused, with photographs.

Here are some of the things we see often:

  • Slipped or missing slates or tiles
  • Flat roof edges peeled back
  • Lead lifted at abutments
  • Holes or cracks caused by debris

If you own one of the older houses in the streets near Church of St John the Baptist, lead flashings, valleys and old chimneys are typical places for water to get in.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report
  • Which parts of the roof they’ll actually see

What’s in a roof survey

How a storm damage roof report works in Cookham

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Any older wear we can see is recorded as well. We are frequently asked to look into flat roof edges peeled back and loose or torn flashings, across ridges and hips, flat roofs and flashings.

Around Cookham, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Cookham roofs and the weather

Historic houses such as Cliveden, about 1.7 miles east, show how far back building in the area around Cookham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts.

For landlords with property near Cookham station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Cookham Rise Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Why act early in Cookham

With an independent report, you have something specific to show your insurer. It records the damage and what seems to have caused it, so you are not relying only on your own photos. Homes in smaller places like Cookham can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Why book with us

  • More than 5,000 surveys completed
  • Photographs and a written report every time

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. Some parts of a survey depend on the weather, so a visit to Cookham is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Before the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey

Cookham questions

Is my home in Cookham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Cookham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Is wear and tear covered by insurance?

Wear and tear is normally excluded from home insurance. We note both storm damage and older defects, so you know what the roof shows. How the policy applies is up to your insurer.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will my insurer pay out if I get a storm damage report?

We cannot say whether a claim will be paid. The decision rests with your insurer and its policy. What we provide is an independent record of the damage.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • How your policy defines a storm
  • Acting for you with the insurer
  • Repair costs or quotes for the work

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Gutters and fascias
  • Flat roofs
  • Slate and tile slopes
  • Ridges and hips
  • Flashings
  • Chimney stacks

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Record any water damage in rooms and the loft
  • Arrange temporary cover with a roofer if rain is getting in
  • Note the date and time you first saw the damage
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

After the visit, we write up the report with photos of each area of damage. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the roof.
