Chimney survey in Cookham
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’ve noticed a chimney out of line and pots or cowls that look unsafe, we can find out what’s behind it, whatever the roof.
Around Cookham, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Cookham: your questions answered
Can a landlord with a rental near Cookham station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building.
Do you cover smaller places like Cookham?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
My chimney looks like it’s leaning. What should I do?
It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Cookham, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in
- Let us know about parking before the day

Leave it or get it looked at?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. With lower homes, common in places like Cookham, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

How the survey changes by roof type
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Roofs, chimneys and gutters in Cookham
About 1.7 miles east lies Cliveden, a reminder of how long the area around Cookham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If yours is one of the older homes in the streets near Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. What we’re asked to look at in Cookham
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
We are frequently asked to look at:
- Pots or cowls that look unsafe
- Spalled or crumbling bricks
- Mortar washing out of the joints
- Staining on walls around the chimney
If you look after a building such as Cookham Rise Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
