Boyn Hill Chimney Survey
Chimney surveys in Boyn Hill, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.

- Flashings pulling away from the stack
- Bricks with flaking faces
Chimney survey in Boyn Hill: what you get
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We’re often asked to look into damp patches on chimney breasts and a chimney out of line, across chimney pots and cowls, chimney breasts and shared and party-wall stacks.
Around Boyn Hill, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

How the survey changes by roof type
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Lead flashings
Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.
How the survey works
The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. A visit to a smaller place like Boyn Hill is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Leave a clear route to the loft
- Let us know about parking near the property

Local roofs in Boyn Hill
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Dorney Court, about 3.1 miles east, show how far back building in the area around Boyn Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
Take a building like Larchfield Primary and Nursery School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to All Saints' Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a chimney survey does not cover
A survey is a proper look at the chimney stack, but it cannot do everything. Its limits include:
- The inside of the flue, which needs a sweep or flue specialist
- Areas we can’t view from safe positions
- Conditions inside walls
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
