Common questions in South Ascot
How do I find out if my home in South Ascot is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is South Ascot within the area you cover?
Yes. South Ascot is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Chimney surveys for homes and businesses in South Ascot
If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney pots and cowls, flaunching and chimney breasts, and people most frequently book us about staining on walls around the chimney and flashings pulling away from the stack.
Around South Ascot, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type
Rendered stacks
What’s behind the render can’t be seen without removing some, so the report says what can and can’t be judged.
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The height of the building and how the roof can be seen safely
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
- Whether it’s a home or a commercial building

South Ascot homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. St Leonard's Hill, about 4.8 miles north, is one of the historic houses in the wider area around South Ascot. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you live near a park such as Silwood Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Take a building like St Francis Catholic Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we are asked to look at in South Ascot
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.
Look out for signs like these:
- Gaps in the mortar around the pots
- Disused chimneys trapping moisture
- Frost-damaged brickwork on the stack
- Staining on walls around the chimney
For landlords with property near Ascot station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- What they will not be able to tell you
- What insurance they carry
- How soon the report will arrive
- Whether VAT is in the quoted price

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. A visit to South Ascot is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- If you are buying, let the agent know when we are coming
- Check the loft hatch can be reached
- Gather any invoices or paperwork from past roof work

Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Look at the chimneys with binoculars after a storm
- Do not use a ladder to reach the stack yourself
- Remove aerials or dishes from the stack if they’re no longer needed
- Have the flue swept and checked if you use the fire
With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
