Chimney Survey in Windsor
Chimney surveys across Windsor, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- A stack that appears to lean
- Worn or missing pointing
- Damaged chimney pots and cowls
What affects the cost of chimney surveys
When we price a survey, we consider:
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What we need to know
There’s no need for technical words. Just tell us:
- What made you get in touch
- The property’s address and postcode
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.
Chimney surveys for homes and businesses in Windsor
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are lifted or split lead flashings and cracked or missing flaunching, on lead flashings, chimney breasts and chimney pots and cowls.
Windsor mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Do you need a chimney survey in Windsor?
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
We are often asked to look at:
- Disused chimneys trapping moisture
- Mortar washing out of the joints
- A stack that appears to lean
- Loose, cracked or missing pots
If you live near a park such as Sutherland Grange, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
What to check before booking
- Whether any drone flown is registered with the CAA
- Will they check the loft as well as the outside?
- Their track record with similar roofs
- What happens after the report arrives
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- Checks on boilers, fires or their flues
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
What we check
- Chimney pots and cowls
- Chimney breasts
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Flaunching
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours at a typical home, and about three to four hours for a commercial roof. For a home in Windsor, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent

Advice
Common questions in Windsor
Is my home in Windsor listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Windsor in the area you cover?
Yes. We survey roofs across London and South East England, and Windsor is part of that. Just call 07833 053749 or send us an email and let us know about the property.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How do I book a survey in Windsor?
Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
How much does a chimney survey cost in Windsor?
Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What should I do with a chimney I don’t use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Roofs, chimneys and gutters in Windsor
About 1 mile south-west lies St Leonard's Hill, a reminder of how long the area around Windsor has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as St Edward's Catholic First School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Windsor & Eton Central station, a dated record of the roof is useful when planning maintenance across a let.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Don’t use a ladder to reach the stack yourself
- Check that disused chimneys can still breathe
- Ask about consent before removing a chimney on an older property
- Keep track of stains on chimney breasts
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
