Roofs, chimneys and gutters in Oakley Green

The wider area around Oakley Green has a long history of building, with St Leonard's Hill about 1 mile south-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Windsor & Eton Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Chimney survey in Oakley Green: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey flaunching, shared and party-wall stacks and chimney pots and cowls, and the problems we’re asked to look at most are spalled or crumbling bricks and redundant stacks capped without ventilation.

Some older homes in villages like Oakley Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

In fairness, a roof survey has limits:

  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What we look at

  • Shared and party-wall stacks
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney pots and cowls

Roof by roof

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

Do you need a chimney survey in Oakley Green?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Signs worth acting on include:

  • Mortar washing out of the joints
  • A chimney out of line
  • Cracked or missing flaunching
  • Gaps where the stack meets the roof

Homes near green spaces such as Sutherland Grange can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • What the report includes, and whether it has photos
  • Their track record with similar roofs
  • Whether the loft space is looked at, where there is one
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

FAQs for Oakley Green

Is Oakley Green within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you survey roofs for landlords with property near Windsor & Eton Central station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Does the report include photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What affects the price in Oakley Green

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the exact price before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

When you are ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Oakley Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photographs and our recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If it isn’t your property yet, arrange access through the agent
  • Make sure pets are kept safely away
