Chimney survey in Boveney: what you get
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey flaunching, lead flashings and brick chimney stacks, and common reasons people get in touch are gaps where the stack meets the roof and signs that a stack is leaning.
In a village or hamlet like Boveney, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Roofs, chimneys and gutters in Boveney
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Dorney Court about 1.2 miles north-west, Boveney sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Mary Magdalene's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Sutherland Grange can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Boveney can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a report with photos and our recommendations.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Keep pets out of the way during the survey

What we’re asked to look at in Boveney
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.
Common reasons to book include:
- Damaged chimney pots and cowls
- Mortar washing out of the joints
- Bricks with flaking faces
- A chimney out of line
For landlords with property near Windsor & Eton Central station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before you book any roof surveyor
- Their report turnaround times
- Whether the loft space is looked at, where there is one
- What exactly goes into their report
- Whether they hold professional indemnity and public liability insurance
What we cannot see
It’s a careful look at the chimney stack, not the whole story. Its limits include:
- Hidden damage within the stack
- Checks on boilers, fires or their flues
- Flue inspections or sweeping
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Boveney questions
How do I find out if my home in Boveney is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
I let a flat near Windsor & Eton Central station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What should I do with a chimney I don’t use?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.
My chimney looks like it is leaning. What should I do?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Note any damp on chimney breasts and when it appears
- Check with the council before altering a stack in a conservation area or on a listed building
- Book a sweep for flues that are in use
- Remove aerials or dishes from the stack if they’re no longer needed
After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
