Chimney survey in Eton Wick
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. You then know where to start. If you’re worried about cracked or missing flaunching and a stack that appears to lean, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Eton Wick are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Eton Wick
How do I find out if my home in Eton Wick is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Eton Wick?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What we look for on each type of roof
Chimney breasts and the loft
Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it’s adequate.
Flaunching
We frequently find flaunching that has cracked or broken away. Caught early, it’s often a small job.
When to book a survey in Eton Wick
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.
We are often asked to look at:
- Signs that a stack is leaning
- Gaps where the stack meets the roof
- Damaged chimney pots and cowls
- Damp on a chimney breast inside
For site and facilities teams at buildings such as Eton Wick CofE First School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- What the survey won’t cover
- What experience they bring
- Whether the roof space is looked at, where there is one
- Is VAT included in the price?
Local roofs in Eton Wick
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Eton Wick has a long history of building, with Dorney Court about 1.4 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For an older house near a landmark such as Church of Saint John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Windsor & Eton Central station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Remove aerials or dishes from the stack if they’re no longer needed
- Book a sweep for flues that are in use
- Note any damp on chimney breasts and when it appears
- Leave close inspection to people with safe access
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
Why act early in Eton Wick
Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere as small as Eton Wick, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
