About our storm damage roof report in Eton Wick

If your roof has been damaged, stay safe first. Take photos from ground level or from windows, and do not climb onto the roof. If water is coming in, a roofer can put temporary protection in place. We then record the damage in a report you can pass to your insurer. Keep receipts for any emergency work. If you’ve noticed gutters pulled loose in the wind and slates and tiles blown off the roof, we can find out what’s behind it, whatever the roof.

Roofs in small places like Eton Wick frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a storm damage roof report does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The outcome of a claim
  • What’s beneath slates, tiles or membranes
  • Repair costs or quotes for the work

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What we check

  • Ridges and hips
  • Slate and tile slopes
  • Flashings
  • Flat roofs
  • Gutters and fascias
  • Chimney stacks

For landlords and managing agents

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Eton Wick, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Preparing for the visit

  • Note where any stains or damp appear
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Advice

Common roof problems in Eton Wick

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

Common reasons to book include:

  • Gaps where slates or tiles have gone
  • Water coming in after the storm
  • Damaged pots on the stack
  • Flashings pulled away from walls or stacks

For site and facilities teams at buildings such as Eton Wick CofE First School, a leak through a large roof is frequently found some distance from where the water shows inside.

Choosing a roof surveyor

  • What follow-up you get after the report
  • What insurance they carry
  • What’s outside the scope of the survey
  • Whether VAT is added on top

What to expect from a roof survey

Leaks and storm damage in Eton Wick

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts. With Dorney Court about 1.4 miles west, Eton Wick sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For hotels and guest houses around Eton Wick, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Landlords with a home close to Windsor & Eton Central station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Eton Wick: your questions answered

Do you carry out roof surveys in Eton Wick?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Eton Wick within the area you cover?

Yes. Eton Wick is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How strong does the wind have to be for a storm claim?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Will my insurer pay for an old roof?

Wear and tear is normally excluded from home insurance. Our report records storm damage and any older wear we see, so it is clear what we found. Your insurer decides how its policy applies.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Roof by roof

Lead flashings

Lifted flashings let rain run behind them into the roof. The report records the flashing and any damp inside.

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.
