Storm damage roof report in Windsor

After a storm, it’s useful to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What we give you is an independent record of the roof. We survey ridges and hips, slate and tile slopes and flashings, and the problems we’re asked to look at most are loose or torn flashings and roofs hit by falling trees.

When a storm passes over a town like Windsor, loose tiles, slates and ridges are the first to move. Many policies treat gusts of about 55 mph as storm conditions, though it varies. Photographs and a written account help you show what happened. Because wear and tear is normally excluded, the age of any damage matters.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. A survey in Windsor needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Before the survey

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Keep pets out of the way during the survey

Surveys for landlords and agents in Windsor

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What we look for on each type of roof

Chimney stacks

Flashings around stacks can lift in strong winds. We photograph any we find.

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

What a storm damage roof report does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden under coverings or inside the structure, without opening up
  • Your insurer’s view of the claim
  • Acting for you with the insurer

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

What we check

  • Chimney stacks
  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes
  • Flashings
  • Ridges and hips

What affects the price in Windsor

The price reflects the time and kit the roof needs. That comes down to:

  • The shape of the roof and its details
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • Which survey package you book

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • The kind of building and roof involved

Windsor roofs and the weather

St Leonard's Hill, about 1 mile south-west, is one of the historic houses in the wider area around Windsor. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you look after a building such as St Edward's Catholic First School, tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Windsor & Eton Central station, a tenant living with a leak needs the cause found, not just the stain painted over. For an older house near a landmark like All Saints Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Your questions about storm damage roof reports in Windsor

Does a conservation area affect roof work in Windsor?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is there anything to prepare before you come to Windsor?

It helps to clear access to the loft, and to let us know about leaks, damp patches or recent work. Let us know about parking and access in Windsor too.

How long does the survey take?

Time on site depends on the roof, but most surveys take about one to two hours at most homes, and longer for a large or complex roof. The written report follows by email.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How strong does the wind have to be for a storm claim?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Your policy document will say.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Is wear and tear covered by insurance?

Most policies do not cover wear and tear. We note both storm damage and older defects, so you know what the roof shows. Your insurer decides how its policy applies.

Why get it checked now?

Once the storm has passed, damage that looked minor can let water in for months. Getting it recorded and repaired sooner is usually better. Roof faults found early can be planned for, whereas a leak tends to force the timing on you, in Windsor as anywhere.

Every price we give includes VAT, and the written report is part of the package. Storm damage roof report starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
