Gutter surveys for homes and businesses in Windsor
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re frequently asked to look into joints that drip after rain and choked outlets or hopper heads, across eaves gutters, parapet and box gutters and valley gutters.
Most homes in a town like Windsor are houses, so the roof is usually the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon. The photographs let you see the parts of the roof you cannot get to.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, and about three to four hours for a commercial roof. In Windsor, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It’s useful to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
How to prepare
- Check pets are kept safely away
- Jot down any questions you want answered
- Show us where any leaks or stains appear

Why act early in Windsor
Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Blocked gutters and downpipes on homes in Windsor overflow onto walls. A slipped tile or worn flashing does the same higher up. Neither gets better on its own.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we’re asked to look at in Windsor
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.
Common reasons to book include:
- Leaking or loose downpipes
- Overflowing valley or parapet gutters
- Joints that drip after rain
- Soffits marked by water
Take a building like St Edward's Catholic First School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips that help
Nothing here needs a ladder. Our suggestions:
- Check from ground level or a window, not a ladder
- Have overhanging branches cut back
- Check that downpipes are firmly fixed to the wall
- Look out for overflows when it pours
If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
What we look for on each type of roof
Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.
Questions from Windsor
Is my home in Windsor listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Is Windsor in the area you cover?
Yes, Windsor is one of the places we work. The survey and report are the same in Windsor as anywhere else.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or drop us an email.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
Do you climb onto every roof?
Only if it’s safe. We inspect what can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
Gutter surveys around Windsor
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1 mile south-west lies St Leonard's Hill, a reminder of how long the area around Windsor has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Windsor & Eton Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What affects the price in Windsor
What a survey costs depends on the time and equipment it needs. That comes down to:
- Building height and the viewpoints available
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- How big the roof is
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
