Roofs, chimneys and gutters in Eton Wick
Dorney Court, about 1.4 miles west, is one of the historic houses in the wider area around Eton Wick. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take an older house close to Church of Saint John the Baptist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Windsor & Eton Central station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Sutherland Grange is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

About our gutter survey in Eton Wick
Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’re worried about downpipes that are split or coming away and water backing up from a hidden gutter, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Eton Wick may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a gutter survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Blockages deep inside downpipes
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Parapet and box gutters
- Eaves gutters
- Outlets and hoppers
- Fascias and soffits
- Downpipes
- Valley gutters
Practical tips
Small things make a difference. Some pointers:
- Have overhanging branches cut back
- Look for downpipes coming loose
- Watch ceilings under valley gutters for fresh marks
- Leave gutter checks at height to someone equipped for it
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What affects the cost of gutter surveys
To price your survey, we check:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- Commercial roofs and larger buildings
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
These details help when you contact us:
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or use the contact form.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take between one and two hours at most homes, and longer for a large or complex roof. Somewhere as small as Eton Wick, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Before we arrive
- For a flat or shared roof, check access with the building owner or managing agent
- Have keys ready for side gates, garages or roof access doors
- Tell us about any leaks, stains or damp patches you know of
Getting a price
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.

Eton Wick questions
Will you come out to Eton Wick?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Windsor & Eton Central station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.
Different roofs, different checks
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.
