Gutter survey in Eton: what you get

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. Typical surveys look at cracked or loose downpipes and leaks at the gutter joints, across eaves gutters, valley gutters and fascias and soffits.

Somewhere as small as Eton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about gutter surveys in Eton

Does a conservation area affect roof work in Eton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Windsor & Eton Riverside station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

What a gutter survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Hidden sections we cannot view safely
  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Local roofs in Eton

Windsor Castle, about 0.7 miles south, is one of the historic houses in the wider area around Eton. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Living close to The Goswells is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Eton Porny CofE First School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of Saint John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Eton is about 1 mile north-east of Windsor, in Windsor and Maidenhead. Houses, flats, blocks and commercial buildings in Eton can all book gutter surveys. Eton is one of the towns and villages in Windsor and Maidenhead where we work. Reading is in our area too.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Ask for valleys and parapet gutters to be cleared too
  • Book gutter clearing once a year, more frequently near trees
  • Watch for green marks down the brickwork
  • Watch ceilings under valley gutters for fresh marks

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

How the survey changes by roof type

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, and more on a big or complicated roof. Rural addresses near Eton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Make sure pets are kept safely away
  • Tell us where we can park nearby
