Gutter survey in Cookham: what you get

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photographs. Typical surveys look at dripping or leaking gutter joints and water spilling over the gutter edge, on eaves gutters, fascias and soffits and outlets and hoppers.

In a smaller place like Cookham, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Your questions about gutter surveys in Cookham

Will you come out to Cookham?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Cookham listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Gutter surveys around Cookham

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Cliveden, about 1.7 miles east, show how far back building in the area around Cookham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark like Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Cookham station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Cookham Rise Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In an older home around Cookham, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Homes around Cookham often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it’s shared
