Gutter surveys near South Ascot

Gutter surveys for homes and businesses in South Ascot

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are water backing up from a hidden gutter and brackets that have dropped or snapped, on parapet and box gutters, downpipes and valley gutters.

In a smaller place like South Ascot, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we are asked to look at in South Ascot

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

It is worth booking a survey if you’ve seen:

  • Joints that drip after rain
  • Soffits marked by water
  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters

Trees in and around Silwood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
  • Their track record with similar roofs
  • Their report turnaround times

What a roof survey includes

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. With lower homes, common in places like South Ascot, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What we look for on each type of roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

What a gutter survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • Gutters out of sight from every safe vantage point

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

Questions from South Ascot

Do you survey roofs for landlords with property near Ascot station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is South Ascot within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or send us an email.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What a gutter survey looks like in South Ascot

With St Leonard's Hill about 4.8 miles north, South Ascot sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of All Souls, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places such as The Lexicon, a dated report on the roof is useful for planning and for any lease discussions.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof. In a smaller place like South Ascot, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photos and recommendations.

Before we arrive

  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you’re buying, check with the agent that we can get in
