Gutter surveys around Sunningdale
St Leonard's Hill, about 4.8 miles north, is one of the historic houses in the wider area around Sunningdale. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church like Holy Trinity Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Holy Trinity CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Sunningdale station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

About our gutter survey in Sunningdale
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you’ve noticed leaves and moss blocking gutters and hoppers and outlets full of debris, a survey will tell you what’s going on, whatever the roof.
Houses in smaller places like Sunningdale can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Sunningdale. To discuss a property or a block, phone 07833 053749 or use the contact form.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a gutter survey does not cover
A survey is a proper look at the gutter, but it cannot do everything. The main limits are:
- The inside of a downpipe along its whole length
- Parts of gutters that can’t be seen safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

Your questions about gutter surveys in Sunningdale
I let a flat near Sunningdale station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
How do I find out if my home in Sunningdale is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you work in Sunningdale?
Yes, we do. Sunningdale is part of the area we cover.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
Does the season matter for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Roof by roof
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.
How we price gutter surveys
All our prices include VAT. The things that change the price are:
- Roof area
- Any need for thermal images or a drone flight
- Height and safe access
- Basic, Standard or Premium
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.
Booking your survey
To price your survey accurately, we will ask about:
- Any marks or damp showing indoors
- Any deadline, like an exchange date
- The kind of building and roof involved
- The property’s address and postcode
Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Sunningdale, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Leave a clear route to the loft
- Keep pets out of the way during the survey
- If it isn’t your property yet, arrange access through the agent
