About our thermal roof survey in Sunningdale

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you are worried about ceilings that feel colder in places and damp around roof outlets and upstands, we can find out what’s behind it, whatever the roof.

Around Sunningdale, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What to tell us when you contact us

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

How the survey works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Sunningdale is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

Advice

Landlord and commercial surveys in Sunningdale

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the survey around it.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Roof by roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Thermal roof surveys around Sunningdale

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With St Leonard's Hill about 4.8 miles north, Sunningdale sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Holy Trinity Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Anyone responsible for a site like Holy Trinity CofE Primary School will know that a view from above covers a wide roof far faster than walking it.

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. On a bungalow or cottage around Sunningdale, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Common questions in Sunningdale

Does a conservation area affect roof work in Sunningdale?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Sunningdale within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Useful tips for Sunningdale property owners

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Take photos of stains as they appear, so we can compare
  • Keep outlets and gutters clear to stop water sitting
  • Do not switch the heating off ahead of the visit
  • Ask us about the forecast if rain is expected

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
