Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Roof survey in Sunningdale: what you get

We survey roofs in Sunningdale and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or send us an email. We survey lead flashings, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and valley linings that have cracked or split.

Houses in smaller places like Sunningdale can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

We keep jargon out of it: if work is needed, the report says so clearly.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Some parts of a survey depend on the weather, so a visit to Sunningdale is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Keep pets in another room

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Local roofs in Sunningdale

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. St Leonard's Hill, about 4.8 miles north, is one of the historic houses in the wider area around Sunningdale. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Holy Trinity CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Silwood Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark like Holy Trinity Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs

Prices always include VAT. What changes the price is:

  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

There’s no need for technical words. Just tell us:

  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

Common questions in Sunningdale

Do you cover smaller places like Sunningdale?

Yes, Sunningdale is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Sunningdale listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Landlords, agents and block managers in Sunningdale

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

How the survey changes by roof type

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
