Roof survey in Chobham, Surrey
A roof condition survey for homes and buildings around Chobham, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Standing water on a flat roof
- Lifted, split or missing lead flashings
- Loose ridge or hip tiles
Roof survey in Chobham
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed loose chimney pots and condensation or damp timbers in the loft, we can find out what’s behind it.
In a smaller place like Chobham, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Mention any damp patches when you book
- Leave roof access to professionals
- Mention any flat roofs as well as the main roof
- Gather any paperwork for past roof work
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

What we do, step by step
After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take between one and two hours at a typical home, though large, tall or awkward roofs take more time. Parking around Chobham is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it’s shared

What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- House, block, shop or office
- Which survey package you book
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
If you can, have these to hand when you get in touch:
- Any deadline, like an exchange date
- Photos of the roof, taken safely from ground level or a window
- Any stains, drips or damp patches you’ve seen indoors
- Your postcode, so we can check access and travel
Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
What we cannot see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.
What we check
- Chimney stacks
- Clay and concrete tiles
- Flat roofs
- The roof space
- Natural slate
- Ridges, hips and valleys
- Lead flashings
When to book a survey in Chobham
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
We are frequently asked to look at:
- Condensation or damp timbers in the loft
- Ponding, splits or blisters on flat roofs
- Worn or blocked valleys
- Gaps in the roof where coverings have gone
If you run a business near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions.
Before booking any roof surveyor
- Are they insured for the work?
- Whether the inside of the roof is included
- Which limits apply to the survey

Chobham: your questions answered
Do you cover smaller places like Chobham?
Yes. Chobham is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Is my home in Chobham listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
How long does the visit take?
Allow about 1–2 hours at most homes, or half a day or so for a commercial building. We’ll give you an idea of timing when booking.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Roof surveys in Chobham: local notes
Fairoaks Airport is about 2 miles from Chobham. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Botleys Mansion about 3.2 miles north-east, Chobham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Church of St Lawrence, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Longcross station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.
Natural slate
Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
