Chobham Pre-Purchase Roof Survey
Not sure what state the roof is in? We carry out pre-purchase roof surveys in Chobham and across Surrey.
- Gaps where slates or tiles have come loose
- Signs of past leaks inside the loft
- Loose pots and cracked flaunching
How a pre-purchase roof survey works in Chobham
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. Common reasons to book are gutters choked with leaves and moss and worn or lifted lead flashings, across chimney stacks, lead flashings and valleys and natural slate.
In a smaller place like Chobham, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What a pre-purchase roof survey doesn’t cover
To be straight with you, a roof survey has limits:
- Whether the price should change, which is between you and the seller
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.
Roof types and parts we check
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Chimney stacks
- The roof space
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
Common roof problems in Chobham
Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
A survey can pick up problems like:
- Worn or lifted lead flashings
- Patch repairs that may hide an ongoing problem
- Loose pots and cracked flaunching
- Old water stains in the roof space
Historic houses such as Botleys Mansion, about 3.2 miles north-east, show how far back building around Chobham goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Before booking anyone
- What the survey will not cover
- Whether the price includes VAT
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Leave it or get it looked at?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer. Tradespeople may need to travel further to a smaller place like Chobham, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.
What you get with us
- Visits on any day of the week
- We hold a CAA Flyer ID and Operator ID
- Thermal imaging and drones used where they help
- 5,000+ roofs surveyed
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like Chobham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- You book once your offer is accepted and let us know the address and your timetable.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Point out any leaks or damp patches
- Find any records of previous roof work
- Buyers: confirm access with the estate agent or seller

Your questions about pre-purchase roof surveys in Chobham
Can you fly a drone over a roof in Chobham?
That depends on where the roof is and on the weather. Chobham is about 2 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Does a conservation area affect roof work in Chobham?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How do I book a survey in Chobham?
Just ring 07833 053749 or email us. After a few questions, we confirm the price and fix a day.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
