Thermal roof surveys in Chobham

Thermal roof survey in Chobham: what you get

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. Common reasons to book are areas of a flat roof that may hold water and areas losing heat at the eaves and junctions, across pitched roof slopes, commercial roofs and loft conversions.

Around Chobham, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How we price thermal roof surveys

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • What kind of property and roof it is
  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is

Most bookings start with a short call: call 07833 053749 or send us an email. The price is agreed before a date is set.

Why it’s worth a survey now in Chobham

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Around Chobham, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Chobham is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors

Advice

Questions from Chobham

Is Chobham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Chobham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Airspace, weather and Chobham roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Fairoaks Airport is about 2 miles from Chobham. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as St Lawrence CofE (Aided) Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. The streets around a church such as Church of St Lawrence are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you run a business near The Peacocks, large commercial roofs are often easiest to see from above or with a thermal imager.

Chobham is about 3 miles north-west of Woking, in Surrey. We cover Chobham and the rest of Surrey. Our area takes in places right across Surrey, large and small. We also survey roofs in Guildford.

We survey roofs across GU24 for thermal roof surveys and the streets around it. If you need a thermal roof survey at a property on High Street, Back of High Street and Station Road or a nearby road, we can survey it. Being close to the A319, Chobham is easy for us to reach for thermal roof surveys. If you are just outside Chobham, we cover Coxhill Green (1 mile south-west), Castle Green (1 mile south-west), Penny Pot (1 mile south-west), Brick Hill (2 miles north-west) and West End (2 miles south-west). Further out, we also cover Guildford (7 miles south), Woking (3 miles south-east), Camberley (6 miles west), Epsom (14 miles east), Farnham (13 miles south-west) and Ewell (15 miles east).

Landmarks near Chobham

The countryside around Chobham includes Gracious Pond and Virginia Water Lake.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Readings unaffected by sun, shade or reflections
  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Commercial roofs
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Pitched roof slopes

Useful tips for Chobham property owners

Nothing here needs a ladder. Our suggestions:

  • Heat the home normally on the days before
  • Don’t climb onto the roof to look for leaks yourself
  • Use the report as a baseline for later checks
  • Move stored items away from the loft hatch

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Consider a repeat survey after major work on the roof in suitable weather.

How the survey changes by roof type

Parapets, valleys and junctions

Water frequently gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.
