Chimney survey in Chobham

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We’re often asked to look into flashings pulling away from the stack and disused chimneys trapping moisture, across chimney breasts, chimney pots and cowls and flaunching.

In a smaller place like Chobham, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Common questions in Chobham

How do I find out if my home in Chobham is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Chobham?

Yes, Chobham is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you find out why my chimney breast is damp?

Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Have the flue swept and checked if you use the fire
  • Check your stacks from ground level after strong winds
  • Ask about consent before removing a chimney on an older property
  • Remove aerials or dishes from the stack if they’re no longer needed

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

Why it is worth a survey now in Chobham

If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Blocked gutters on homes around Chobham overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

  • Whether the flue is safe to use

What a chimney survey looks like in Chobham

Botleys Mansion, about 3.2 miles north-east, is one of the historic houses in the wider area around Chobham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Longcross station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Milford Green and Coxhill Green can get more leaves in their gutters in autumn.

When to book a survey in Chobham

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

Signs worth acting on include:

  • Signs that a stack is leaning
  • Damaged chimney pots and cowls
  • Worn or missing pointing
  • Cracked or missing flaunching

Take a building like St Lawrence CofE (Aided) Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What a good roof survey covers

What happens on the day

After the inspection, everything we found is written up in a report with photos. As for time on site, it typically takes about 1–2 hours at most homes, and longer for a large or complex roof. With a bit of garden around a house, as there often is around Chobham, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
