Local roofs in Castle Green

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Botleys Mansion about 4.2 miles north-east, Castle Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like St Lawrence CofE (Aided) Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for example near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church like Church of St Lawrence are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Chimney survey in Castle Green: what you get

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you are worried about spalled or crumbling bricks and worn or missing pointing, a survey will tell you what’s going on, on flaunching, brick chimney stacks and chimney breasts alike.

In a small place like Castle Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why get it checked now?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. Outbuildings and barns around Castle Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What you get with us

  • Plain-English reports with photos
  • Thermal imaging and drones used where they help
  • Prices that include VAT
  • Drone flown under a CAA Flyer ID and Operator ID

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Conditions inside walls
  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Flaunching
  • Brick chimney stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Lead flashings

Useful tips for Castle Green property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Keep the report to compare against at the next survey
  • Check your stacks from the ground after strong winds
  • Ask about consent before removing a chimney on an older property
  • Make sure fixings on the stack are secure

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Castle Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Castle Green questions

How do I find out if my home in Castle Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Castle Green within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

How long is the visit?

Time on site depends on the roof, but most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. The report is sent afterwards by email.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What we look for on each type of roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
