Pre-purchase roof surveys near Bisley

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Being in a smaller place like Bisley does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice

Pre-purchase roof surveys for homes and businesses in Bisley

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. We survey chimney stacks, lead flashings and valleys and flat-roofed extensions and dormers, and the problems we are asked to look at most are gaps where slates or tiles have come loose and chimney mortar that has eroded.

In a smaller place like Bisley, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

FAQs for Bisley

Does a conservation area affect roof work in Bisley?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Bisley?

Yes. We survey roofs across London and South East England, and Bisley is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Landlord and commercial surveys in Bisley

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Local roofs and buyers in Bisley

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Brookwood station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Church of St John the Baptist, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What this survey cannot tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles

How the survey changes by roof type

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • For a flat, check who is responsible for the roof
  • Ask the agent to check the loft hatch can be opened
  • Share the report with your solicitor
  • Ask when the roof was last worked on

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
