Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Roof survey in West End: what you get

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, natural slate and chimney stacks, and people most often book us about lifted, split or missing lead flashings and cracked mortar along the ridge.

In a smaller place like West End, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, it usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there frequently is around West End, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

What affects the price in West End

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • Your timetable, like an exchange date
  • What made you get in touch

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

West End: your questions answered

Do you cover smaller places like West End?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in West End?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or use the contact form.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Roof surveys around West End

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Brentmoor Heath, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. The streets around a church such as Holy Trinity are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Brookwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
