Roof surveys for Lucas Green homes and businesses

Roof surveys for homes and businesses in Lucas Green

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed water stains on rafters and ceiling joists and leaking gutter joints and downpipes, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Lucas Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

What affects the price in Lucas Green

Prices vary from roof to roof, and it comes down to:

  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • Your timetable, like an exchange date

Unsure which package suits your roof? It is easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Roof surveys in Lucas Green: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Trees in and around Bisley and West End Commons shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a building like Bisley CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near The Peacocks, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Mention any flat roofs as well as the main roof
  • Have details of recent roof work to hand
  • File the report with your home documents
  • Stay off ladders and the roof

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What we can’t see

It’s a careful look at the roof, not the whole story. Its limits include:

  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Flat roofs
  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are. Somewhere as small as Lucas Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

How to prepare

  • Find any records of previous roof work
  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors

Advice

Lucas Green: your questions answered

How do I find out if my home in Lucas Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Lucas Green?

Yes, Lucas Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
