Flat roof survey in West End
Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at upstands pulling away from walls and signs of deflection in the roof deck, across GRP fibreglass, upstands and outlets and felt flat roofs.
Around West End, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat and commercial roofs around West End
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
If you look after a shop, office or commercial unit, for instance near The Peacocks, a flat roof over a business is out of sight and out of mind until it leaks. If you own one of the older houses in the streets near Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking.

How the survey works
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Being in a smaller place like West End doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Never stand on rooflights or fragile sheeting
- Keep people off the roof unless they need to be there
- Check that new brackets or units haven’t damaged the covering
- Check from a window for ponding after heavy rain
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Prices for flat roof surveys in West End

Different roofs, different checks
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Arranging work in a smaller place like West End is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

FAQs for West End
Do you cover West End?
Yes. We survey roofs across London and South East England, and West End is part of that. Just ring 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.
How do I find out if my home in West End is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
What happens next?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Can you find where water is getting through my flat roof?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
When to book a survey in West End
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.
A survey makes sense if you’ve noticed:
- Gaps at upstands and abutments
- Outlets that hold water back
- Blisters and bubbles in the covering
- Splits, cracks and crazing
Take a building like Holy Trinity CofE Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
