Need a flat roof survey in Knaphill?

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Flat roof surveys for homes and businesses in Knaphill

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’ve noticed leaks around rooflights and outlets that hold water back, a survey will tell you what’s going on.

Around Knaphill, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a flat roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What this survey covers

  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

How the survey works

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take an hour or two at a typical home, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Knaphill is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

Advice

Useful tips for Knaphill property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Plan a survey before the covering reaches the end of its usual life
  • Limit foot traffic on the covering
  • Check that new brackets or units haven’t damaged the covering
  • Note where water lies after a downpour

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

What a flat roof survey looks like in Knaphill

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to St Hugh of Lincoln's Church: the flat roofs on later extensions tend to wear out long before the main roof. Shop and office owners around The Peacocks may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. Landlords with a home close to Brookwood station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

What affects the price in Knaphill

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved

FAQs for Knaphill

Do you carry out roof surveys in Knaphill?

We do. The survey and report are the same in Knaphill as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Knaphill?

We do. Villages and rural addresses get the same survey as a town house.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Does a flat roof survey replace a RICS survey?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
