Your questions about flat roof surveys in Lucas Green

Do you cover smaller places like Lucas Green?

Yes, Lucas Green is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Lucas Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How a flat roof survey works in Lucas Green

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are often asked to look into failed upstands where the roof meets a wall and dips that suggest the deck is deflecting, on EPDM rubber, upstands and outlets and single-ply membranes.

Older buildings in small places like Lucas Green may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price flat roof surveys

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

A few details help us point you to the right survey and price. When you contact us, it helps to mention:

  • What made you get in touch
  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Different roofs, different checks

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

When you need someone else

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • An exact number of years the roof has left
  • Fragile surfaces, which we do not walk on
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

Roof types and parts we check

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Around Lucas Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • For flats, check roof access has been agreed
  • Keep pets in another room

Signs you need a flat roof survey in Lucas Green

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Common reasons to book include:

  • Outlets choked with leaves and silt
  • Edge trims that have lifted or split
  • Gaps at upstands and abutments
  • Dips that suggest the deck is deflecting

If your house is among the older ones in the streets near Holy Trinity, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • Will they check the loft as well as the outside?
  • Their insurance cover
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Check new fixings through the roof are properly sealed
  • Look for standing water a day after rain
  • Clear roof outlets and gutters each autumn
  • Keep people off the roof unless they need to be there

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
