Electronic leak detection for Lucas Green homes and businesses

Signs you need electronic leak detection in Lucas Green

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Typical things we are asked to look at include:

  • Leaks through a flat roof with no obvious cause
  • Holes around roof penetrations
  • Punctures from foot traffic or tools
  • Gaps at membrane joints

For businesses in and around places like The Peacocks, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether VAT is added on top
  • Will they check the loft as well as the outside?
  • Which limits apply to the survey

What a roof survey includes

Electronic leak detection in Lucas Green: what you get

You get a report showing the location of each breach with photos. Your roofer can then repair those points rather than guessing. Repair costs are not part of the report, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. If you’re worried about leaks through a covered membrane and new roofs to check before paving or planting, a survey will tell you what’s going on, on green roofs, flat roof membranes and commercial flat roofs alike.

Some older homes in villages like Lucas Green are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Sections we can’t safely access
  • Leaks from plumbing or windows
  • Repairing the breaches (that’s for your roofer)

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing

What electronic leak detection looks like in Lucas Green

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building such as Bisley CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Brookwood station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Landlord and commercial surveys in Lucas Green

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How the survey works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. Older roofs in small places like Lucas Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before the survey

  • Let us know about parking before the day
  • Tell us about any leaks, stains or damp patches you know of
  • For flats, check roof access has been agreed

What we look for on each type of roof

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes often appear.

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.

Lucas Green questions

Is my home in Lucas Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Lucas Green?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does ELD work under paving or planting?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We’ll discuss it before we quote.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date.

Does electronic leak detection work on all membranes?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we will check whether ELD will work.

Does ELD include fixing the breach?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
