Roof survey in Broomhall: what you get
We survey roofs in Broomhall and across London and South East England. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or drop us an email. If you are worried about worn or blocked valleys and flashings that have come away from the wall, a survey will tell you what’s going on.
Houses in smaller places like Broomhall can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What this survey cannot tell you
It is a careful look at the roof, not the whole story. The main limits are:
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
- The condition of the rest of the building (that is a RICS home survey)
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What a roof survey looks like in Broomhall
About 4.4 miles east lies Botleys Mansion, a reminder of how long the area around Broomhall has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building such as Sunningdale School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Sunningdale station, the gap between tenancies is a good time to have the roof looked at.

The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. Some parts of a survey depend on the weather, so a visit to Broomhall is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Mention any parking restrictions on your street
- Unlock side gates and any roof access doors
- Move anything stored under the loft hatch

Do you need a roof survey in Broomhall?
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
Here are some of the things we see frequently:
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
- Cracked mortar along the ridge
- Leaning or weathered chimney stacks
Living close to Silwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
What to check before booking
- Will the report include photos?
- Their drone registration, if they fly one
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How soon the report will arrive

More about roof survey
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Leave it or get it looked at?
Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. On a bungalow or cottage around Broomhall, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Broomhall questions
Will you come out to Broomhall?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
I let a flat near Sunningdale station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and a few details.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
How long will you be at the property?
It normally takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
