How new roof snagging works in Sunningdale
Roof work often leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’ve noticed missing or blocked roof ventilation and underlay not dressed into the gutter, we can find out what’s behind it, whatever the roof.
Around Sunningdale, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Surveys for landlords and agents in Sunningdale
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
- Roof area
- The use of thermal imaging or a drone
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
What helps most when you contact us:
- How the loft is reached, if there is one
- Any photos you have, taken from ground level or a window
- The property’s address and postcode
- What’s prompted the survey
A quick phone call is typically the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Homes around Sunningdale often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- The roof space is checked where safe, along with any mess or damage left after the work.
- We send a written report with photos of each snag.
How to prepare
- If you are buying, check with the agent that we can get in
- Agree roof access with the managing agent if it is shared
- Tell us about parking before the day
Getting a price
Photos help, if you have them. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or drop us an email.

FAQs for Sunningdale
How do I find out if my home in Sunningdale is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Sunningdale within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
How long does new roof snagging take?
Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.
Do you lift tiles to check the fixings?
No. We don’t open up the new roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.
How much is new roof snagging?
Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or drop us an email.
Signs you need new roof snagging in Sunningdale
A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.
A survey makes sense if you’ve noticed:
- Flashings not properly dressed or fixed
- Tiles or slates sitting out of line
- Untidy or loose verge details
- Signs of condensation in the roof space
Landlords with a home close to Sunningdale station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Choosing a roof surveyor
- What experience they bring
- How soon the report will arrive
- Whether the price includes VAT
- Their insurance cover
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Local roofs and buyers in Sunningdale
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 4.8 miles north lies St Leonard's Hill, a reminder of how long the area around Sunningdale has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For an older house near a landmark like Holy Trinity Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Tips that help

- Let your roofer know an inspection is planned
- Check before your warranty period ends
- Book snagging before the final payment
- Raise snags in writing with your roofer
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.
Keep paperwork for the new roof together. The report belongs with them.
