New roof snagging for Maidenhead homes and businesses

About our new roof snagging in Maidenhead

We report on what we see, with photos and clear descriptions. If there’s a disagreement about the work, it is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. We’re often asked to look into gaps at new flashings and loose or badly finished ridge tiles, on replacement roofs, flashings and valleys and ridges and verges.

A good many homes in a town like Maidenhead have been extended over the years, and many of those additions have flat roofs. Where an extension roof meets the main house is a classic place for water to get in. On a purchase or a newly finished roof in Maidenhead, those junctions are high on the list.

Where we cannot see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Look for marks or cracks left by the work
  • Check ceilings and the loft after heavy rain
  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

What affects the cost of new roof snagging

All our prices include VAT. What changes the price is:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

The survey, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. For a home in Maidenhead, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

How to prepare

  • For flats, make sure roof access has been agreed
  • If you are buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we will suggest the right survey. The price is agreed up front.

Advice

Maidenhead: your questions answered

How do I find out if my home in Maidenhead is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How should I get ready for a visit in Maidenhead?

It helps to clear access to the loft, and to let us know about leaks, damp patches or recent work. Parking and access details for Maidenhead help us plan the visit.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Is Maidenhead in your area?

Yes, we do. Maidenhead is part of the area we cover, and the service is the same as everywhere else we work.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Freeholders and residents’ companies use a roof report to plan and budget.

Local roofs and buyers in Maidenhead

With Dorney Court about 3 miles south-east, Maidenhead sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own a rental within reach of Maidenhead station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near All Saints' Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Why act early in Maidenhead

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. On homes in Maidenhead, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

New roof snagging starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
