New roof snagging in Old Windsor: local notes
Historic houses like Frogmore House, about 1.3 miles north-west, show how far back building in the area around Old Windsor goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you own a rental within reach of Sunnymeads station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If yours is one of the older homes in the streets near St Luke, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How new roof snagging works in Old Windsor
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we check the gutters too. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We survey loft conversions and dormers, new flat roofs and new-build homes, and people most frequently book us about debris left in gutters or valleys and underlay not dressed into the gutter.
In a smaller place like Old Windsor, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Different roofs, different checks
Clay and concrete tiles
Verge and eaves tiles are where snags often show on tiled roofs. We look at them closely.
Underlay and ventilation
Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are looked at.
Old Windsor questions
Is Old Windsor within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does a conservation area affect roof work in Old Windsor?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
What does a new roof inspection include?
We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.
How much is new roof snagging?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or use the contact form for a price.
Will you go up on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. For a survey in Old Windsor, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First, you tell us what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
Preparing for the visit
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors
Booking a survey

Related advice
Leave it or get it looked at?
Phone photos from the garden cannot show much. We get as close a view as safe access allows, including by drone where it is applicable. Tradespeople may need to travel further to a smaller place like Old Windsor, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What this survey cannot tell you
It helps to know what a survey won’t do before booking:
- Nails and clips under the slates or tiles
- Whether the roof will leak in future
- Areas out of view from every safe vantage point
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Check ceilings and the loft after heavy rain
- Put any issues to your roofer in writing
- Walk round the house to look for knock-on damage
- Watch for gutters overflowing in rain
After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.
Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.
