Roof leak investigation in Old Windsor

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We survey lead flashings, the roof space and slate and tile slopes, and common reasons people get in touch are damp ceilings under a flat roof and stains around a skylight.

In older homes around places like Old Windsor, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Let us know about any past repairs to the roof
  • Have an electrician check any wet fittings
  • Check the loft is accessible
  • Catch drips in a bucket and protect the floor

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

Common questions in Old Windsor

Is Old Windsor within the area you cover?

Yes, Old Windsor is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Old Windsor is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

What’s the best way to book?

To book, phone 07833 053749 or send us an email and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Old Windsor roofs and the weather

The wider area around Old Windsor has a long history of building, with Frogmore House about 1.3 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.

Anyone responsible for a site like King's Court First School will know that a leak through a large roof is often found some distance from where the water shows inside. The streets around a church like St Luke are often among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Old Windsor, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Honest limits

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks
  • An intermittent leak that shows no trace on the day

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What a survey costs

Do you need a roof leak investigation in Old Windsor?

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

We’re often asked to look at:

  • Water coming in around a roof light or dormer
  • Wet patches on loft insulation
  • A leak that comes and goes with the weather
  • Water marks that spread in wet weather

Trees in and around Windsor Great Park shed leaves that can end up in nearby gutters.

Before booking anyone

  • Whether you get a written report with photos
  • What the survey will not cover
  • Are they insured for the work?
  • Whether the inside of the roof is included

What to expect from a roof survey

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
