Flat roof surveys for homes and businesses in Old Windsor
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. Typical surveys look at splits, cracks and crazing and dips that suggest the deck is deflecting, on felt flat roofs, GRP fibreglass and EPDM rubber.
In smaller places like Old Windsor, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a flat roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Asbestos testing, which needs a specialist asbestos surveyor
- A structural engineer’s assessment of the deck
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Being in a smaller place like Old Windsor doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Leave side gates unlocked
- Note where any stains or damp appear
- Let us know about parking before the day

Advice
Old Windsor: your questions answered
Is Old Windsor within the area you cover?
Yes, Old Windsor is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Old Windsor listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
How long will you be at the property?
Most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The report follows by email.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- File the paperwork for the roof and any repairs
- Keep people off the roof unless they need to be there
- Note where water lies after a downpour
- Check the outlets after the leaves fall
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
Why act early in Old Windsor
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. On a bungalow or cottage around Old Windsor, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Flat roof surveys in Old Windsor: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Frogmore House, about 1.3 miles north-west, is one of the historic houses in the wider area around Old Windsor. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Sunnymeads station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings like King's Court First School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark like St Luke, the joins between later flat roofs and the old walls are where problems normally start.

About flat roof survey
What we look for on each type of roof
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.
