About our flat roof survey in Sunnymeads
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about ponding water that doesn’t drain away and upstands pulling away from walls, a survey will tell you what’s going on, on upstands and outlets, felt flat roofs and mastic asphalt alike.
In a village or hamlet like Sunnymeads, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Your questions about flat roof surveys in Sunnymeads
Is Sunnymeads in the area you cover?
We do. Every survey there gets the same written report with photos.
How do I find out if my home in Sunnymeads is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you cover flat roofs on blocks of flats?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
How the survey works
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Sunnymeads, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.

Advice
Local flat roofs in Sunnymeads
With Frogmore House about 1.6 miles west, Sunnymeads sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you look after a building such as Wraysbury Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Sunnymeads station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you own one of the older houses in the streets near SS Peter and Andrew's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Sunnymeads is about 3 miles north of Egham, in Surrey. Surveys in Sunnymeads work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. Leave it or get it looked at?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a small place like Sunnymeads, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Check from a window for ponding after heavy rain
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
- Check that new brackets or units haven’t damaged the covering
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An exact number of years the roof has left
- Whether the deck or joists are strong enough
- Testing older roof sheets for asbestos
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.
What this survey covers
- Felt flat roofs
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
How the survey changes by roof type
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Should I look at the roof myself first?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
