Roof survey in SL3: how it works
We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey lead flashings, natural slate and the roof space, and the problems we’re asked to look at most are worn or blocked valleys and loose chimney pots.
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across SL3: local notes
SL3 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SL3.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SL3 are part of that picture.
Langley: Homes near green spaces such as Ditton Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take a building like The Langley Academy Primary: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What this survey can’t tell you
A survey is a careful look at the roof, but it can’t do everything. Its limits include:
- The condition of the rest of the building (that’s a RICS home survey)
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We look at them before they cause trouble.

What a survey costs
All our prices include VAT. What changes the price is:
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- Building height and the viewpoints available
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Getting in touch
To price your survey accurately, we’ll ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- What made you get in touch
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.
Common questions in SL3
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is SL3 in your area?
Yes. We survey roofs in SL3 and the rest of Slough, as part of our work across London and South East England. To book, ring 07833 053749 or email us.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a photo-illustrated written report and recommendations.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
