Our roof survey service in UB3

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are cracked mortar along the ridge and leaning or weathered chimney stacks, on lead flashings, flat roofs and chimney stacks.

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How our prices work

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Homes and roofs across UB3

Owners across UB3, from Hayes, Cranford and Harlington to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

Our area covers London and South East England, including UB3. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Hayes: For businesses in and around places like The Chimes, a roof report helps plan work around trading rather than after a leak. Parking in Hayes, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Access details, like a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • What made you get in touch
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

Tips that help

Over many surveys, some simple habits stand out:

  • Leave roof access to professionals
  • Photograph stains when they appear
  • Mention any flat roofs as well as the main roof
  • Clear the loft hatch area before we arrive

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Keep the roof space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Your questions about roof surveys in UB3

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
