Storm damage roof reports in Hayes

About our storm damage roof report in Hayes

High winds usually affect the parts of a roof that are already exposed or loose. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. We survey ridges and hips, flashings and flat roofs, and common reasons people get in touch are loose or broken chimney pots and cowls and lifted or missing ridge and hip tiles.

Water getting into a London home often comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Hayes, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why get it checked now?

The sooner the damage is recorded, the clearer the evidence. Further storms and quick fixes can make the picture less clear. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Storm damage roof report starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Why us?

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Hayes questions

Is my home in Hayes listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Hayes?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

What if the roof was already worn?

Wear and tear is not normally covered. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

What do I do if water is coming in?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. Our report then records the roof.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What affects the price in Hayes

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before booking.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

What happens on the day

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it normally takes about one to two hours at a house, and longer if the damage is spread across a large roof. In a London area like Hayes, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Advice

What a storm damage roof report does not cover

Before booking, it’s worth knowing what a survey won’t do:

  • A decision on your insurance claim
  • Your insurer’s view of the claim
  • Acting for you with the insurer

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roofs we survey in Hayes

  • Chimney stacks
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes
  • Flat roofs
  • Ridges and hips

How the survey changes by roof type

Flat roof coverings

Edge trims and laps are often where flat roof coverings start to peel back. We check whether the damage is recent or older.

Ridge and hip tiles

A lifted ridge tile can let water into the roof. Each one is recorded with photos.

Leaks and storm damage in Hayes

Northolt Manor, about 3 miles north-east, is one of the historic houses in the wider area around Hayes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from.

Hayes is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. Trees in and around Barra Hall Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If your house is among the older ones in the streets near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in.
