Roof leak investigation in Hayes: what you get

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. Typical surveys look at damp patches next to the stack and ceiling stains that grow after rain, across rooflights and dormers, slate and tile slopes and valleys and parapet gutters.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Hayes tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What happens on the day

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes about one to two hours, more where the leak is intermittent or the roof is large. In Hayes, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Put a bucket under the drip and move valuables
  • Check the loft is accessible
  • Photograph the stain each time it appears
  • Do not climb onto the roof to look

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

How the survey changes by roof type

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Chimney stacks

A stack has several possible ways in for rain. Each is looked at from every safe vantage point, and look for damp on the breast inside.

Landlords, agents and block managers in Hayes

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Hayes: your questions answered

Do you carry out roof surveys in Hayes?

Yes, Hayes is one of the places we work. The survey and report are the same in Hayes as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Hayes?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair is not part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What affects the price in Hayes

When we price a survey, we consider:

  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

There’s no need for technical words. It’s enough to let us know:

  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

What a roof leak investigation looks like in Hayes

Northolt Manor, about 3 miles north-east, is one of the historic houses in the wider area around Hayes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

If you run a business near The Chimes, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Trees in and around Barra Hall Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Landlords with a home close to Hayes & Harlington station may find that tracing a leak quickly matters when a tenant is living with it.
