About our roof leak investigation in West Drayton

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey the roof space, lead flashings and valleys and parapet gutters, and the problems we are asked to look at most are water marks that spread in wet weather and leaks at a dormer or roof window.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we’re given access to in West Drayton, inside and out. It helps to know when the water appears and in what weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Before and after the survey

From years of surveys, a few habits stand out:

  • Take dated photos of the leak
  • Move stored items away from the hatch
  • Have an electrician check any wet fittings
  • Record whether it leaks in every downpour or only some

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.

Keep the roof space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

Signs you need a roof leak investigation in West Drayton

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Here are some of the things we see often:

  • Water dripping from rafters or underlay
  • A leak that comes and goes with the weather
  • Damp patches next to the stack
  • Water through the ceiling under a flat roof

Anyone responsible for a site like West Drayton Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Leaks and storm damage in West Drayton

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in. Ickenham Hall, about 4.2 miles north, is one of the historic houses in the wider area around West Drayton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near West Drayton station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take an older house close to Church of St Martin: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • An intermittent leak that shows no trace on the day

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Flat roof details
  • Rooflights and dormers

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. In West Drayton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Check the loft hatch can be reached
  • If you are buying, let the agent know when we’re coming
  • Leave side gates unlocked
