About our roof leak investigation in Yiewsley

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. Typical surveys look at damp ceilings under a flat roof and damp on a chimney breast, across chimney stacks, the roof space and rooflights and dormers.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we’re given access to in Yiewsley, inside and out. It helps to know when the water appears and in what weather.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Useful tips for Yiewsley property owners

These tips come from what we see on roofs every week:

  • Let us know if there are tanks or pipes in the loft
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets
  • Mention earlier attempts to fix the leak

Your report arrives by email, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Water from pipes, tanks or heating systems
  • Leaks that only appear in weather we cannot recreate
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What happens if roof problems are left?

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

What a roof leak investigation looks like in Yiewsley

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in. Historic houses like Ickenham Hall, about 3.3 miles north, show how far back building in the area around Yiewsley goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Matthew's: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you own a rental within reach of West Drayton station, a tenant living with a leak needs the cause found, not just the stain painted over.

Yiewsley is about 2 miles south-west of Hillingdon, in Greater London. In Yiewsley, as across Greater London, every roof gets the same careful survey. Yiewsley is one of the places in Greater London where we work. We also survey roofs in London.

For landlords and managing agents

Yiewsley questions

Is Yiewsley in the area you cover?

Yes. Our area covers London and South East England, and Yiewsley is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is my home in Yiewsley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. In a London area like Yiewsley, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared

Getting a price

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Advice

When to book a survey in Yiewsley

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.

These are some of the problems a survey can pick up:

  • Drips from nail tips in a cold loft
  • Water marks that spread in wet weather
  • Water through the ceiling under a flat roof
  • Damp on a chimney breast

Take a building like Rabbsfarm Primary School: a leak through a large roof is often found some distance from where the water shows inside.
