Roof surveys across UB8: what to expect

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We’re often asked to look into leaking gutter joints and downpipes and cracked or blistered flat roof coverings, across lead flashings, clay and concrete tiles and the roof space.

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Around Uxbridge

Nearby too are West Middlesex College (0.7 miles west) and Three Tuns pub (under half a mile north). The closest station to Uxbridge is West Drayton station, about 2.1 miles south. Well-known places in the area include The Chimes (under half a mile north) and Hillingdon Hospital (1.2 miles south-east). Not far away are Northala Fields and Uxbridge Moor.

Roofs, chimneys and gutters across UB8

Across UB8, we survey roofs for owners, landlords and agents, from Hayes, Hillingdon and Uxbridge to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In UB8, as elsewhere, exposed details are where damage shows first.

Uxbridge: For an older house near a landmark such as Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Whitehall Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

How the survey changes by roof type

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble.

Questions to ask before booking

  • What they won’t be able to tell you
  • What happens after the report arrives
  • Are they insured for the work?
  • What the report includes, and whether it has photos

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Useful tips for UB8 property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask about a flat roof on an extension or garage too
  • Find records of any re-roofing or repairs
  • Let us know about past leaks
  • Photograph stains when they appear

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
